GLENCOE, IL — A midcentury modern home in Glencoe designed by a notable local architect sold last week for $750,000. Its closing price was more than $50,000 above its most recent asking price and nearly $100,000 more than its current owners paid for it five years ago.
The four-bedroom, 2,230-square-foot ranch-style house is located on a pair of parcels comprising 0.45 acres on the corner of Dundee Road and Grove Street. It also includes a finished lower level.
Richard Barancik designed the 1953-built home for a personal friend, according to its. He had just gotten out of the military — where he served in the Monuments, Fine Arts, and Archives program as one of so-called “monuments men” — when he founded his architectural firm in 1950 with his former design instructor at the University of Illinois.
The recently sold home on Dundee Road was one of only a handful of single-family homes that Barancik and his firm would complete before going on to design high-rise commercial and residential developments in Chicago and the suburbs starting in the 1960s.
The home’s interior features a quarry tile floor in its foyer, mahogany walls in its living room a floor-to-ceiling brick hearth granite counter-tops. The property also includes multiple skylights and a three-car detached garage.
The property’s first owner is believed to have been an artist, according to broker Chris Veech of @properties in Winnetka. Its hallways contain original, painted architectural renderings of the house’s exterior that have remained with the home through all its owners, she said.
Veech said the house received multiple offers above the list price after it was re-staged, re-photographed and re-listed with a new brokerage and lower price tag in July.
“My sellers did many wonderful updates to the home and the new owner plans to do more,” she said. “They both feel super lucky to live in a home that is a stunning piece of art.”
During the past five years, the sellers have added a new Italian marble master bathroom, closet doors, heated oak floors, mechanical and a new terraced stone patio, fire table and backyard bar “loaded with bells and whistles,” according to the listing.
Sellers Glenn and Jennifer Faulk purchased the home for $665,000 in August 2015, according to property records. They first listed it on March with an asking price of nearly $800,000.
An offer was accepted on the property and its sale was listed as pending in July within three days of the home’s second price reduction — to just under $700,000.
According to Cook County records, the estimated market value of the property’s two parcels for taxing purposes is about $569,000. Its combined annual property tax bill was more than $12,500 last year.
